We took it to market on a targeted 60-day campaign and ran a best-and-final round that lifted every offer by at least $500,000 — closing with an institutional buyer at $20,550,000, 9% above the best number ownership secured on its own.
Structured a sale-leaseback with a brand-new NNN lease so a 30-year owner-operator could pull its equity out of the real estate without moving the business — 100% leased at close, zero interruption.
Underwrote 3.9 acres of fenced industrial yard on its land value, not the incidental 9,732 SF building, and ran a three-pool campaign against owner-users, IOS operators, and 101/280 corridor investors — clearing roughly $4.0M per acre.
