01 — Advisory Services

Industrial advice for owners, buyers, lenders and tenants.

Independent, principal-led advice across the full life of an industrial property — whether you own, are buying, are lending, or are leasing.

Property performance audit

For owners of industrial property who want to know whether the asset is performing as it should. Like an annual checkup with your doctor, it can be done at any time, whether or not you plan to sell, refinance or lease.

  • Lease comparables: how do your rents, terms, concessions and escalations compare with recent leases for similar industrial space?
  • Are existing leases below or above market?
  • Are tenants paying exactly what they should, or is there slippage that isn’t being accounted for?
  • Are your expenses within industry standard, or are you overpaying?
  • Should tenants be sharing in capital items such as roof repair or replacement, paving, or HVAC?

Broker opinion of value & sale / refinance prep

Everything in the performance audit, plus the steps that should happen before you sell or refinance.

  • Comparable sales and current buyer demand
  • Buyer profiles: who is most likely to buy your type of property, and what each buyer group values
  • Who has recently bought similar properties, and at what pricing
  • When was the last time you reviewed your property’s preliminary title report? Is there a lien on your property? We will pull and review the prelim to give you peace of mind.
  • How do you hold title? Will it cause issues if you decide to 1031 exchange? We discuss the pros and cons so you better understand the next phase of your investment cycle.
  • Estate planning considerations before you go to market
  • In-depth discussion of what we do differently from other brokerage firms, and why it matters to your outcome

Buyer advisory

You’ve identified a property and want an unbiased, third-party evaluation of it.

  • Independent view of value, rents and risk
  • Don’t rely only on input from the listing agent or the buyer’s agent
  • Lease, expense and physical-condition review before you commit

Owner-user purchase advisory

Finding the right building for your business, and the right way to finance it.

  • Right fit: size, price, clear height, power, yard, loading docks and roll-up doors
  • Navigating owner-user lender financing hurdles
  • Finding the right lender for your situation, instead of a loan denial

Lender advisory

The same independent evaluation as our buyer advisory, built for lenders.

  • Third-party read on value, rents and marketability
  • Review of leases, expenses and property condition
  • A view that doesn’t rely solely on the borrower or the transaction brokers

Non-biased third-party valuation

A second opinion for lenders and buyers deciding whether to lend on an asset or remove contingencies. Like a second doctor’s opinion before major surgery, it only works if the advisor has no stake in the outcome.

  • We are not motivated by whether the deal closes or not. We have no skin in the game
  • Independent read on value, rents, expenses and marketability, based on current comparable sales and leases
  • Review of leases, property condition and the assumptions behind the asking price or loan request
  • Just facts, delivered before you remove contingencies or fund the loan

Leasing services

Don’t wait for the space to go vacant. Talk to us 12 months prior to any tenant lease expirations, or now if you already have a vacancy.

  • Has your tenant paid late recently, fallen behind on payments, or gone dark? It’s time to protect your asset and get up to speed with the market.
  • Market rent for the space, and who the likely tenants are
  • What to expect in negotiations: tenant improvements, free rent, lease term and rent increases
  • What to do on the front end before taking the space to market
  • What tenants are actually shopping for

Tenant representation

The tenant-side counterpart: we start by understanding your business.

  • Your current space, how it’s used and what works
  • What you need next: expansion and future business development
  • Market rents, concessions and negotiation strategy for your search
  • Your monthly budget, and a forecast of your future lease costs

Talk to industry leaders that we work with every day:

02 — What We Do Differently

Why principal-led makes a difference.

Most firms win the listing and hand it off. Here is how our approach differs, and why it matters to your price and your certainty of closing.

A principal on every assignment

A founding principal prices the property, tours buyers, negotiates offers and manages the deal through closing.

Why it matters: The person who underwrites your property is the person negotiating for it, so nothing is lost in a handoff.

Pricing from recorded sales

We underwrite from actual closed transactions and current buyer demand, not from an optimistic number meant to win the listing.

Why it matters: Overpricing stalls a sale and underpricing leaves money on the table. A defensible number brings real offers.

Targeted buyer outreach

We identify the buyer pools most likely to pay for what your property offers — owner-users, private investors and 1031 exchange buyers — and reach them directly, in addition to broad marketing.

Why it matters: The right buyer for your building often values it more than the average buyer does.

Structured competition

Defined offer deadlines and best-and-final rounds, where appropriate, so buyers compete on terms and price.

Why it matters: Competition, not the asking price, sets the final value.

Hands-on to the close

We stay involved through diligence, financing issues, title and escrow, and keep you updated throughout.

Why it matters: Many deals are re-traded or fall apart in diligence. Staying close to the process protects your price.

03 — Our Process

Your property. Maximum competition.

A disciplined process, run by the principals, built to create competition for your property.

1. Value & underwrite

Comparable analysis and underwriting to set a realistic pricing strategy.

2. Identify buyers

Pinpoint the buyer pools most likely to pay for what your property offers.

3. Prepare marketing

Professional materials that put the property’s strengths in front of the right audience.

4. Run the campaign

A targeted campaign and a best-and-final round to drive competing offers.

5. Guide to close

Hands-on management of diligence and negotiations through closing.

04 — Plan Ahead

Plan ahead. Protect your asset. Protect your family.

Listing your property and hoping for the best won’t maximize your proceeds. There are several advisory steps that should happen before a property ever hits the market. Come talk with us, and we’ll advise you the way we would advise our own family.

Years of experience, working for you

Our years in the Bay Area industrial market mean we know who to call and what to ask, so you can use that experience to your advantage.
