What will my property actually sell for?
We start from closed sales, not asking prices, and show you the addresses, prices, building SF, land size, $/SF and $/land SF behind our number.
How much value are you giving the land?
On low-coverage and yard sites we value the land separately. 750 Story Rd in San Jose, a 3.9-acre yard with under 6% coverage, sold for $15,750,000 on land value.
Who are the buyers for a building like mine?
For most properties under $10M the buyers are owner-users and private investors, not institutions. 39 of our sales went to owner-users.
How many comparable properties have you sold recently?
Since January 2024 we have closed 49 transactions, 14 of them sales. Every deal is listed with its own page on the regional pages linked above.
What would you do differently from a larger brokerage?
Private-owner industrial under $20M is our core business, not a side line. The founding principals price the property, run every tour and negotiate every offer, and you get a written update every week.
How do you run the sale?
Two weeks of preparation, then an eight-week campaign across CoStar, LoopNet, Crexi, our private-buyer database and direct broker outreach, with weekly owner reporting. The principals run every tour and negotiation.
