01 — Site background

What the property's history looked like.

The warehouse was a former commercial fueling site. A 3,750-gallon underground tank was removed in February 2000 after a petroleum release, and the regulatory case remained open for more than two decades, including a 2009 excavation of 1,100 tons of soil. The building had significant deferred maintenance and sits among single- and multi-family homes.

02 — What we did

How we handled it.

01

Found the right buyer type

We looked for a local user who wanted the site for his own business.

02

Put the case history in front of buyers

The regulatory record and cleanup status were part of the offering from the start.

03

Worked the environmental terms in escrow

We managed due diligence so the open case did not stall the close.
