Pricing a vacant Hayward building
A vacant building doesn't sell on its income — it sells to the pool of buyers who want to occupy it or re-lease it. For a 10,000–20,000 SF Hayward building, those are mostly local owner-users and private investors, and the price depends on how many of them you actually reach and on how the land and yard are valued.
That is still the core of the Hayward market. Buildings of this size are too small for most institutional buyers, which is why they are the focus of our East Bay practice.
